The Government has introduced Home Information Packs (HIPS) for sales of residential properties in three phases: four-bedroom properties from 1 August 2007; three-bedroom properties from 10 September; and all properties from 14 December. There are some exceptions to this rule.
They aim to take the stress out of buying and selling a home by providing key information upfront. Every HIP will include an Energy Performance Certificate which, like fridges will provide A - G ratings on the energy efficiency of a home, plus advice on how to make further energy savings. The Packs will also include information such as searches and other legal documents. A Home Condition Report giving details on the condition of a property can also be included in the Packs on a voluntary basis.
First day marketing will continue at least until 1st June 2008. This means that providing a HIP has been ordered then your property can be marketed immediately.
Providing the property was marketed before the relevant date, a HIP is currently not required and no decision has been made as to when this may change.
Parris Residential Estate Agents can offer a simple package for preparing Home Information Packs to all of their clients. Our chosen Home Information Pack providers will ensure the legal aspects of the HIP are ready within days. Together we can ensure a HIP is ready as quickly as possible.
